How do we determine the value of your property?
As a company, we like to stick to our first offer. But since the exact amount we can afford to pay for your home is dependent on the valuation in the surveyor's report, we provide you with the percentage we’ll pay rather than the actual amount. To keep things simple, the most we will pay is 80% of the true market value.
For example, you estimated your property is worth £100,000. On this basis, our offer to you (subject to valuation) is £80,000.
Our offer is solid and we will not negotiate you down later in the process.
Also, if the survey is higher than the above figure, we will pay pro rata more! In addition, we can agree on a minimum amount we will pay before commencing with the survey.
If you wish and if an early redemption figure applies to your mortgage, we can allow you a period of up to 6 months between exchange of contracts and completion – useful if you have early redemption charges on your mortgage, which do not cease until then.
Our flexibility means you are in control of the sale.
How do we calculate our offer?
We offer 80% based on the True Market Value of a property. We instruct a reputable RICS accredited surveyor of your choice to give us an independent valuation report to ensure both you and us are receiving unbiased, factual and independent information to base our offer on.
