How It Works

You sell your home to us, you don’t move out, no one knows you’ve sold it, you it rent back for the long term at lower than the going market rate and you get to release the equity in your home to do whatever you want with!
How does it work?
The principle is as simple as that!
We purchase the property and you sign a Tenancy Agreement renting it back. You rent it back on a long term basis and we guarantee you a lifetime tenanacy. When you're ready, and if you want to, you can buy the property back at a discount!
Why rent back from Nationwide Property Network?
If your plans are for long term rental, you need to be confident that’s how it’s going to work from the beginning and that’s how it’s going to stay.
We prefer long term rent backs - especially to people like you - because you’ll carry on treating the house as your home - even after you’ve sold it. You’ll look after it like you always have and you’ll be house proud. Our money is made in the long term and by renting to you for the long term means that we create a ‘win win’ situation for both parties.
We only buy properties local to us. Why is this so important? If you sell your home to an investor based somewhere else in the UK - or world - there will be delays in getting anything done that need doing urgently. Communication will be a problem. That’s why we only buy properties local to us - we have a team of maintenance people at hand 24/7 who can deal with every eventuality quickly and we employ the services of British Gas who you can call in an emergency. They will look after your boiler, radiators, plumbing, electrics and drainage.
We also like to look after our properties. We alocate a yearly budget to each property for redecoration!
How does the rent work?
We will agree a rental figure at the very beginning of the purchase process. Once agreed, we will stick to this for the first 12 months. After the initial period, the rent will rise at the rate of inflation - no higher! For example, if inflation is 2%, your rent will increase by 2% - no more!
Who will this option suit?
Rent back is popular with people who want the best of both worlds.
For example, if you’re financially challenged or getting repossessed, your stresses are focused around money. You don’t necessarily want to move - you just want to clear your debts and re-take control of your life.
Another example might be that you want to release the equity in your property so as you can ‘enjoy’ life whilst staying in your home?
One more example might be that you and your partner are separating / divorcing. You want to sell the property to split the equity but one of you want to stay in it. Afterall, if you have children and they’re at school, the last thing you want to do is stress them even more than they already are by making them move schools.
The last example might be that you are retired and your pension isn’t what you expected it to be. You can release the equity in your home and stay in it for as long as you want!
